Contemporary Extension St Leonards

Brief – To extend a self-contained annex in the garden of this eleven-year-old property to join the existing house. This would allow the clients to have a large second living room, a guest suite and study.  The theme for the extension was to flow through from the previous work completed by Loke Interiors on the rest of the property and therefore continue with the WOW factor.

Design – Previously Loke Interiors had worked with this client to transform 9 rooms in their existing house.  The extension needed to link harmoniously with the original house.  Architects had drawn up plans for the extension which had received planning permission, but the clients were now unsure about the layout and size of the rooms that had been designed.

Stage one of this project required options to be provided for a re-designed layout of the extension and consideration of how you would get from the existing property to the new part. Once the layout was confirmed and agreed with the builders and contractors work began on designing each room in the new space.

The route to the extension required the old study to have a built-in cupboard knocked through, as it was on an external wall, and the study would become a walk through from old to new. In addition to this, the old back door into the utility would be kept as an alternative route through to the kitchen. The colour scheme throughout was to match the existing house so focused on Farrow and Ball colours such as Elephants Breath and Hauge Blue. The flooring ran through from the house and was again Amtico flooring in iced-oak in the main living, bedroom and study.

The space included a very generous living area with sky light, vaulted ceiling, a wall of bifold doors and a picture frame style window in the rear of the room to overlook the paddock and woodland. With such a large living space with high ceiling it was important to maintain the look of space but at the same time create zones so the room didn’t seem unwelcoming.

A log burner was added to the rear wall next to the picture frame window and a small cosy seating area was created, to be able to enjoy the view and the fire, with a chaise lounge and a re-upholstered family chair all seated on a gorgeous round rug with shades of blue.

To add a touch of chic a bespoke bar was designed and built to allow the clients to show off their extensive whiskey and gin collection and entertain their guests. The bar was formed with an oak frame and marble effect countertop. The cupboard doors were painted in Hauge Blue and the bar back was finished with mirror and stunning gold racking added for the shelving and glass holders.

The relaxed seating area to lounge and watch tv takes centre stage in front of the faux concrete wall with light features, which house the entertainment unit. The room is lit with a giant handing pendant from the vaulted ceiling and the walls adorned with gold and white globes. Each area of the room can be lit individually to create a gorgeous ambience wherever you choice to sit.

There are two guest rooms coming off from the vast living space with a Jack and Jill bathroom in-between. One guest room is also a study. The small window to the rear of the room is framed by a bespoke shelving and desk unit. Built in oak, clad in Nature Wall oiled Oak, and doors painted in Hague Blue. The window is decorated with a gorgeous blue and gold Roman blind and the floor with a distressed blue rug. A leather sofa bed creates another lounge area to enjoy the TV in a smaller quieter space but allows for guests to create a cosy bedroom.

The Jack and Jill bathroom is accessed through a stunning sliding oak door. The generous bathroom is decorated with White Gypsum Multi-panel giving the effect of floor to ceiling tiles, while the floor is seamlessly covered in Portland Amtico flooring. Two walls feature Nature Wall Natural Oak cladding and the double shower and free-standing bath both feature wall niches with lighting. The his and hers vanity area grabs the eye with the Chevron freestanding sinks and brushed brass taps. The room is drawn together with the brass/gold features and is a luxurious guest bathroom.

Through the second adjoining door you reach the spacious double guest room with super king size bed. The Nature Wall Oiled Oak cladding flows into this room with the disguised wardrobe and feature walls. There is a dressing table area and cosy seating. The wall lights are a real feature in brass and look exquisite whether lighting the room or simply acting as art.

Every part of the extension drifts seamlessly from one room to another and back into the original house, which is exactly what the client had hoped for. There is no doubt the space contains the wow factor and guests are sure to never want to leave!
